We draw the full master plan first so every phase fits the long-term vision, then build in stages that match your budget and timeline. A typical Austin project might start with grading, drainage, and a patio in phase one, add an outdoor kitchen and planting in phase two, and finish with lighting and a water feature later. Because the plan is locked in up front, each phase connects cleanly instead of becoming a costly redo.
Yes. We test soil on-site and engineer around it, raising beds and adding drainage for blackland clay east of MoPac, and pocket planting into caliche and limestone in west Austin. We submit plans to architectural review committees in Lakeway, Westlake, Steiner Ranch, Circle C, and Avery Ranch, and we pull the permits required for structural walls, drainage work, and grading in the Edwards Aquifer Contributing Zone.
All the time. Steep grades, shallow limestone, deer pressure, and runoff are the norm on Hill Country lots from Dripping Springs to Spicewood. We build terraced retaining walls, cut stable benches into the slope, route drainage away from the foundation, and plant water-wise, deer-resistant natives that hold the soil and survive the heat between rains.
